Monte Vista Real Estate Trend

The hot summer real estate market is already here in San Antonio, Texas.  One of the most sought-out neighborhoods, Monte Vista, has already seen an increase in sales compared to last year’s summer season.  To demonstrate this point, I have pulled San Antonio MLS data for the prior 24 months that shows the Monte Vista Real Estate trend:

The blue line shows the average price per square foot by month for the last 24 months.  Along the same lines, the orange bar chart shows sales volume for the prior 24 months (note: this only includes properties that were sold and closed per MLS records).

Monte Vista Real Estate Trend – Insights

This graphic reveals key statistics that Monte Vista home buyers and owners should be aware of:

  • In April, 2014, 5 properties were sold and closed (compared to only 3 properties in April, 2013).  While it is no news that the summer represents the most real estate sales volume, this is an early start in 2014 and shows there is a high demand for Monte Vista properties!
  • The blue trend line shows that the average price per square foot has increased by 7.9% over the last 2 years ($165.07 vs. $178.05)
  • The orange bars indicate that sales volume is increasing tremendously and that the summer market trend is beginning to kick-in.  If you’re in the market to sell, the time to get your listing posted is now!
